question Moving to Knoxville and have a couple of questions New

Me and the family (girlfriend, 2 dogs, and 1 cat) will be moving from Johnson City and starting school at UT in August.  We are currently looking for a place to rent.  What are the sketchy parts of town that we should avoid?  What are the nice parts of town that might have reasonable rent?  $800 is probably the max that we can afford to pay, but less is better.  Anybody know of a place with fenced yard for rent right now? 

Looking forward to boating in the park and on the plateau more, but a little sad that we are going to be further away from the high country big water.
